SUMMARY OF REAL ESTATE TRANSACTIONS:
Tom Collins appears to have been in Quay Co. by 1907 when he purchased 2 lots in the town of Perry. He was already married; in the 1910 census he has been married 5 years and has one child. He is designated as a 'stockman/home farm'. He was probably occupying the 280 acre tract which was patented to him in 1911. In 1912 he purchased an adjoining 160 acres. He did not acquire any more land until 1917. In that and the following year he bought 3 tracts and acquired 2 more at tax sales. He may already have been in possession of the 240 acres that were patented to him in the 1920's, so that by 1918 the building of his ranch (1640 acres) was completely or mostly done. Two other men were joint owners of a 360 acre tract purchased in 1918. In the 1920 census the oldest of his 3 children, a daughter, is 12, and the youngest, a son, is 4.
In 1923 he borrowed a large sum (over $10,000) from the two co-owners of the 360 acre tract and gave them a mortgage on most of his ranch. The land was already subject to two liens relative to debts of $700 and $3000. The $700 lien may have already existed in 1918 when the 360 acre tract was purchased, and it isn't clear whether the $3000 debt to the Federal Land Bank was related to purchase money. In 1926 he borrowed a small amount ($421.59) from the First National Bank in Nara Visa and mortgaged another 200 acres. Only 200 acres remained unmortgaged. The 1930 census says that he owned his own home worth $2000 and that he lived on a farm and had a radio.
In the fall of 1931 his wife Ida died of cancer. In 1933 Tom Collins mortgaged the remaining unmortgaged 200 acres and gave a second mortgage on the already mortgaged part in order to borrow over $5000 due in 3 months, but he managed to hang on until July 1935 when it was all over. He had to sell his ranch on which he had lived for over 25 years. He appears to have retained a 1 1/4 tract several miles away from the ranch and the 2 tracts (320 acres) which he had purchased at tax sales against which he had never borrowed.
