On May 23, 1763 400 acres in Chesterfield Co. on the south side of James River was patented to James Lockett. See the following Library of Virginia website:

The tract was originally granted to Lewis Contesse August 17, 1725 on condition that he would pay quit rents and improve and cultivate the land. John Tyler, Jun'r in whom the title to the land became vested did not pay the quit rents, and the grant became assigned in some way to James Lockett, who receives a patent in consideration of 40s. It begins at a corner pine of Francis Flournoy standing on the west side of a branch of Nut-tree. One of the boundaries of the full metes and bounds description is John James Flournoy's line.

On June 28, 1767 James Lockett of Amelia Co. sells to Thomas Lockett of Cumberland Co. for £80 a tract of 400 acres, more or less, in Chesterfield Co. lying on both sides of a branch of Swift Creek called Nutt Tree. It begins at a corner pine of Francis Flournoy's standing on the west side of a branch of Nutt Tree and is bounded by John James Flournoy's line. Signed James Lockett (L.S.) and Hanna Hawkins (her H mark) Lockett (L.S.). Two of the witnesses are Stephen Lockett and Abner Lockett. (Chesterfield Co. Deed Records 6/50) The buyer is James's father.
