HONEY GROVE:

On November 6, 1901 W. B. Collins and wife Edith sell to Lewis Parker for $100 in cash and 3 promissory notes ($175, $100, and $100 at 10% due June 9, 1903, 1904, and 1905, respectively) lot #9, block #3 of the Sanders Addition in Honey Grove, Fannin Co., Texas. (Fannin Co. Deed Records Vol 82, pg 32)

Lot #9 is on the south side of West Market Street. The house at 801 West Market is probably at the NE corner of block #3. If that house is lot #1 and lot #9 is the ninth lot to the west, it appears that lot #9 is in a gap 3 lots wide where there are today no houses. It is just a couple of blocks away from Lewis's father's house at 1112 West Main Street.

On April 1, 1905 Lewis Parker and his wife Jennie sell lot #9 to H. W. Brown and his wife Mary E. Brown for $65.78 in cash and assuming and agreeing to pay the principal and interest on the three notes now amounting to $284.22. These notes have been renewed and made into one note at 10% owned by Mrs. Taylor. (Vol 101, pg 196)

On August 9, 1905 H. W. Brown and Mary E. Brown, his wife, sell lot #9 to Emma Sanders for $400 ($104.35 in cash and assume and agree to pay the renewal note of Lewis Parker to W. B. Collins for $267.50 dated July 21, 1904, a renewal of 3 notes of $100, $100, and $175 dated November 6, 1901. It is to be her separate property and is to paid for out of her separate funds. (Vol 101, pg 197).

On November 6, 1901 Lewis Parker owed $375. By June 9, 1905 the 3 promissory should have been fully paid, but in April he still owed $284.22. He had reduced the principal by about $175. It appears that he was having difficulty paying for the property, and he sold it to his brother-in-law H. W. Brown. The original purchase price was $475. During 3 years and almost 5 months he had invested about $275 in cash; at the end he got $65.78, but he had had a place to live for almost 3 1/2 years.

Maybe H. W. Brown and his wife also found it difficult to pay for the house, or maybe they regarded Emma Sanders's offer as too good to turn down. They owned the property just over 4 months. They had paid $350 ($65.78 + $284.22) and sold it for $400. Alternatively they made $38.57 ($104.35 - $65.78) and had a place to live for 4 months.
